Externally

The house is accessed from a main road via 2 gated entrances

Parking for the rear entrance is near flat with room for several cars on an even slate/gravel surface
The rear entrance door is along a concrete and paved path with 1 step in appx 120mm high between 10 and 35 meters from parking
The rear door is appx 800mm wide with a step up over the threshold appx 80mm.

There is parking for several cars on an even slate/gravel surface, between 3 and 20 meters from the front door.
The front entrance door is appx 800mm wide with 1 step of appx 120mm onto a part enclosed porch and 1 step over the threshold appx 100mm

The house and its 14 acres are set in sloping mainly wild grounds with some steep slopes in places the paths are mainly uneven grass.
To walk around the house would involve several steps and 2 short external
staircases, all paths are either paved or decked

There is a lay by on the main road outside the front gate where the local bus will stop on request appx 40meters up hill from the front door.
The small railway station is appx half a mile away along the main road for half of this distance via the grass roadside verge

In the House
The house layout can be seen clearly on the floor plans, in brief:

  • Ground floor twin bedroom with a door size of 740mm
  • From the bedroom to the G/F bathroom would involve going through 5 door ways appx 740mm wide down 2 steps appx 120mm each in height and up 2 steps of similar height.
  • The bathroom door width is appx 670mm

Steps in the house

  • There are 5 steps between the lounge and the dinning room
  • There are 2 steps down into the kitchen
  • There are 2 flights of stairs to the upstairs bedrooms one 750mm wide with 11mm treads the other 800mm wide with 12 treads.
  • There are 2 steps into one of the upstairs bathrooms.
  • To access the riverside patio and balconies varies, to access the upstairs balconies is over the door threshold and down one step appx 100mm high
  • The access from the ground floor is similar.

Kitchen facilities

Double wall oven, 6 hobs, microwave oven work top height, fridge, dishwasher, kettle, toaster, slow cooker, bread maker and coffee maker in the main kitchen with a breakfast bar and stools. There is a freezer and washing machine in the adjacent utility room where you will also find the ironing board, iron, vacuum cleaner and mop etc.

Dining Area

There are facilities to seat 12 people, standard table height of 720mm

Lounges

The main lounge has 4 couches and coffee table with a TV, DVD and video recorders and a stereo system for CD’s. The secondary lounge is smaller and aimed at those who would like a quiet read or to play games a supply of which we have left for your enjoyment.

Bedrooms & Bathrooms

There are duvets in all the six bedrooms and fleece blankets located in wardrobes, (even a few hot water bottles). All bedding is supplied. However, we ask you to supply your own towels and toiletries.

There are four bathrooms: First floor on suite; with shower with a step of 60mm height into shower tray W/C, Bidet, and two basins. Ground floor bathroom, bath with shower over, with a bath height of 420mm. W.C, and basin. First floor bathroom, with Jacuzzi bath, with a bath height of 550mm. W.C, and basin. First floor bathroom, with shower, with a step of 60mm height into shower tray, basin, W.C and Bidett,

Supplies

There are several places to shop
The nearest is Spar a post office and pub in Dolwyddelan appx 2 miles away
Tesco super market will deliver and goods can be ordered on line in advance of your trip.
Betwys Y Coed some 5miles away has many tourist shops, small supermarkets, post office, bank and restaurants.
Llandudno is the closest largest shopping area (appx 40mins by car) with large supper markets and all you would expect in a large town

General

Mobile phone reception is poor but at most times possible from the river side of the house. There is no land line.
There is a selection of useful pamphlets on tourist attractions, transport timetables and local news on the bookshelves in the lobby.
Bicycles can be kept locked in the out house by arrangement
